We have been landlords since 1990; nearly three decades of experience. Over those years we have had a number of pet horror stories.
Our lease strictly bans all pets. However, on a case by case basis, we allow pets. Currently we have a number of dogs and cats and a couple of rabbits in our properties.
What we will not allow – most exotics, most members of the rodent family, ill-tempered or excitable dogs, most large birds and large fish tanks.
We do require a form to be filled out that modifies the lease and an annual pet fee. (See sample)
We do limit the number of pets per unit. For units of 750 square feet or more those limts are:
- No more than two dogs ever
- No more than three cats ever
- No more than three pets in total
For units under 750 square feet the limit is no more than two pets with a limit of one dog per unit.
