Being a good landlord mostly means being a good manager; both responsive and with good systems in place. We are not a large landlord. We only have approximately one-hundred units.
However, our units are diverse – condos, apartments, lofts, duplexes, flats and single family homes. That diversity means less uniformity in products used throughout the properties. While that provides us with a nice selection of diverse units to offer it reduces efficiencies.
To manage this diverse set of properties we need as much uniformity as we can create. One of our primary management tools is our lease. It sets rules and regulations for maintenance, entry by staff, when rents are due etc.
While, by no stretch of the imagination are we a large rental concern in the community, we are large enough that we cannot have individual rules for each property.
