About Our Properties
All of our single family rental properties are in Champaign’s only designated historic neighborhood, the Sesquicentennial Neighborhood. This is the oldest neighborhood in Champaign and is located adjacent to and directly west of downtown Champaign. Downtown Champaign sprung into existence when that new thing, the railroad, came through in 1854. However, being in low lying prairie, the area around the depot was often damp and swampy. The land to its immediate west, now the Sesquicentennial Neighborhood, was higher ground and thus became where most of the new upstart town of Champaign’s homes were built.
Downtown Champaign has the area’s best restaurants, sidewalk cafes, nightclubs, bars, and coffeehouses. It has live music, the Virginia Theatre, hosts Ebertfest: Roger Ebert's Film Festival, and a number of festivals throughout the year.
Our furthest property is an eight-minute, six-block walk to downtown. Adjacent and directly south is West Side Park, the site of The Taste of Champaign Celebration. Adjacent and northwest is Spalding Park with lighted tennis and basketball courts and a skateboard park. The area’s regional shopping area is a short five-minute drive to the north. Four large grocery stores are within an eight-minute drive.
With four exceptions (305 1/2 W. Vine which was built in 1993 & our townhomes in the 400 block of West Maple built it 2017 & newest under construction) all of our properties are older. Most have an earlier core with one or more additions that have been added over time.
Our earliest properties date from the 1860s with the youngest being from the first decade of the 20th century. Even though our homes have a rich and long history, you will not find them out of date or run down.
We take pride in the care we take of our properties. All have been updated and remodeled. We have an ongoing schedule for updates to our properties.

Neighborhood History
Champaign began when the first train chugged to a halt in 1854. A local newspaper stated that no more than 1 in 40 of those watching the event had ever seen a train before. Illinois Central Railroad platted the area immediately around the depot. Other entrepreneurs laid out streets and platted neighborhoods directly west of the IC plat. Across this area is now The Sesquicentennial Neighborhood. It is Champaign’s only designated Historic Neighborhood.
