Fair Housing and How we Evaluate Applications
RDI Properties manages properties owned by our two principles. These properties are held under two different legal entities:
- Markstahler Properties
- J2M2, LLC
You will be signing a lease with one of the above two, not RDI.
Please note we ban the use of all kinds of tobacco, smoke or vapor using/creating devices that contain nicotine from our properties. If you are a hardcore smoker or vaper please keep this in mind when considering to apply for a rental.
Pets must be approved prior to signing a lease.
Here at RDI Properties we use the following criteria when evaluating applications:
- For all of the below limits on per person(s) per bedroom, the number of bedrooms, in any unit, is determined by what we state in advertisements and/or on this website, not by rooms tenants might wish to use as a bedroom. In the case of a conflict between sources the lessor count shall always rule.
- ADULTS: We restrict the total number of non-biologically or non-legally related adults (defined as 18 years of age or older during any portion of the lease term) in any unit, of any type or size, regardless of the number of bedrooms, to three adults.
- We restrict the number of biologically and/or legally related adults (defined as 18 years of age or older during any portion of the lease term) for any unit to four adults. The exception is for one-bedroom units which is a limit of two adults.
- DEPENDENT CHILDREN: All children must be biologically related to lessee or officially adopted by lessee. We restrict the total number of children (age 18 {after the end of the lease term} or less as follows:
- Infants, newborn to 18 months still sleeping in a crib or similar, may reside in a parent’s room.
- children of differing genders, ten years of age and under, with the bedroom being a minimum of 100 square feet, two per bedroom.
- children of the same gender, eleven years of age or above, with the bedroom being a minimum of 120 square feet, two per bedroom.
- In all other configurations one per bedroom.
- We are firm on tenants not spending more than 33% of their confirmable NET monthly income on rent.
- We reserve the right to decline your application based upon previous rent payment history reported to us by your previous landlords or other reputable sources.
- We reserve the right to decline your application based upon previous issues with unit damage or lack of cleaning as reported to us by your previous landlords.
- We reserve the right to decline your application based upon your credit history.
- We reserve the right to decline your application if it is not fully filled out.
- Race

- Sex
- National origin
- Familial status
- Physical or mental disability
- Citizenship
- Age
- Veteran or military status
- Genetic information
- Sexual orientation
- Gender identity or expression
Section 8 Vouchers

The Section 8 Program(1) is administered by HUD (U.S. Department of Housing and Urban Development ). As part of this federal program HUD establishes Fair Market Rents that they are will pay for various areas throughout the United States. The federal law does not require landlords to use these rents. However, to participate in the Section program these are the maximum rents allowed.
If our rent is above the HUD limits and you are applying to us to rent one of our properties and are using a Section 8 vouchers, please first contact The Housing Authority of Champaign County (HACC) who administers the program locally for HUD to confirm that your section 8 voucher can be used for this rent amount.
The federal government’s fiscal year runs from the first day of October of one calendar year through the last day of September of the next. The U.S. Department of. Housing and Urban Development (HUD) being part of the federal government has the same fiscal year. Thus FY 2024 starts Oct. 1, 2023, and ends Sept. 30, 2024.
